What fascias and soffits actually do

The fascia is the long board fixed to the ends of your roof rafters, just under the bottom row of tiles. It carries the weight of your gutters and seals the edge of the roof. The soffit is the board underneath, closing the gap between the fascia and the wall, and on most modern installs it includes ventilation so the loft can breathe. When either fails, water gets behind the gutter, rafter ends start to rot and birds or insects can get into the roof space.

Signs your roofline needs replacing

  • Flaking paint, soft or crumbling timber fascias
  • Gutters that sag, drip at the joints or overflow in heavy rain
  • Damp patches or green streaks on the wall under the gutter
  • Gaps where birds or wasps are getting into the eaves (bats are protected by law, so if you think bats roost in your roof, tell us before any work is planned)
  • Old uPVC that has yellowed, warped or been capped over rotten timber

Full replacement, not capping over

Capping means fixing a thin uPVC cover board over the existing timber. It is quicker and cheaper, but it hides whatever is underneath, including rot that keeps spreading. Our standard is full replacement: the old fascias, soffits and gutters come off, we check the rafter ends, carry out small timber repairs where needed, and fit new 18mm uPVC fascia boards, vented soffits, eaves protection and new guttering. If we find more serious timber damage, we show you and price it before doing anything.

What is included in the from £2,999 price

The headline price covers a standard two-storey 3-bed semi-detached house: front and rear elevations, up to 2 downpipes, white uPVC, scaffold included. It includes scaffold, strip-out and disposal, a small allowance for rafter-end repairs, new white uPVC fascias and soffits, over-fascia ventilation and eaves felt support trays, new 112mm half-round gutters with fittings and up to two 68mm downpipes. Gables, extra elevations, coloured finishes and larger homes are priced on survey. See the full price list and deal terms.

Colours and finishes

White is included. Black, anthracite grey, rosewood and golden oak woodgrain finishes are available and priced on survey, and you can mix them, for example white fascias with black gutters. If your home is listed or in a conservation area, check with the council before changing the look of the roofline; we can point you in the right direction.

How the job runs

After a free survey you get a fixed written price. On the day, scaffold goes up, the old roofline comes off a section at a time so the roof edge is never left open for long, and the new boards, soffits and gutters go on. A typical semi takes a couple of days, depending on the weather and what we find. All waste is taken away and we walk round the finished job with you before the scaffold comes down.

Ventilation and condensation

Many older York lofts were built with little or no ventilation at the eaves. When insulation is added later, warm, moist air from the house can condense on the underside of the roof, leading to damp timbers and mould. Modern roofline replacement is a good opportunity to fix this: vented soffits or an over-fascia vent let air flow in at the eaves, and eaves protection trays stop the bottom of the roof felt from sagging and rotting. Both are included in our standard roofline replacement. If you have signs of condensation in the loft already, mention it when you book the survey and we will take a look.

Questions about fascias & soffits

How long do uPVC fascias and soffits last?

Good-quality uPVC roofline is designed to last for decades with very little maintenance. Lifespan depends on the product, the fitting and how exposed the house is.

Do I need scaffold for fascia replacement?

For a full replacement on a two-storey house, yes. It is the safe way to work along the whole roof edge, and it is included in our 3-bed semi deal price.

Will you need to remove roof tiles?

Usually only the bottom course is lifted slightly to fit eaves protection and the new fascia. Any tiles disturbed are re-fixed.

Do I need to be at home?

Not usually. All the work is outside, but we need access around the house and somewhere to put the scaffold.

Can you replace just the gutters?

Yes. If your fascias are sound, see our guttering replacement page.
