When to replace rather than repair
A single leaking joint or a broken bracket is a quick repair. Replacement makes more sense when the gutters have become brittle, sag between brackets, leak at several joints, or were never laid with enough fall to drain. Old cast-iron and asbestos-cement gutters also tend to reach a point where repairs no longer hold. If your fascias are sound, we can replace the gutters and downpipes on their own; if the boards behind are rotten, a full fascia, soffit and gutter replacement is usually better value.
Choosing the right gutter profile
- Half-round – the classic shape found on most UK homes; fine for the majority of semis and terraces.
- Square – a neat, modern look with similar capacity to half-round.
- Deep-flow – deeper gutters for larger or steeper roofs, or where rain overflows standard gutters.
- Ogee – a decorative profile that suits older and period properties.
Capacity matters as much as looks. A large or steep roof sheds water fast in a downpour, and an undersized gutter or too few downpipes will overflow however clean it is. During the survey we look at the roof area, the number and position of downpipes and where they discharge, and recommend a profile that copes.
Fitting guttering properly
Most gutter problems come from how it was fitted. We set brackets at the correct spacing so runs do not sag, lay a consistent fall towards each outlet, use the right unions and seals for the system, and connect downpipes securely into the existing drain or gully. Where a downpipe currently discharges on to a path or wall, we will point it out and suggest options.
Colours
Gutters are available in white, black, anthracite grey and brown, and other colours, so they can match your fascias or contrast with them. Black gutters with white fascias is one combination that suits many homes.
Access
Gutters-only jobs on most two-storey houses can be done from ladders or a tower, which keeps the cost down. Where there is a conservatory, extension or awkward access in the way, scaffold may be needed and is priced on survey.
Asbestos-cement and older gutters
Some older York homes, garages and outbuildings still have asbestos-cement gutters or downpipes, which are usually grey, heavy and slightly rough. They should not be cut, drilled or broken up without the right precautions. If we suspect a gutter or soffit contains asbestos, we will tell you before any work starts and explain the options; removal of asbestos materials is priced separately and handled in line with the regulations. Concrete gutters built into the roof edge on some post-war houses are another special case, and are priced on survey.
Linking gutters to your drains
New gutters only work if the water has somewhere to go. We check that each downpipe runs into a working gully or drain, and if a gully is blocked or broken, we will point it out so it can be cleared or repaired.
Questions about guttering replacement
How much does gutter replacement cost in York?
Gutters and downpipes only, on a straightforward semi, start from £649. The exact price depends on length, profile, number of downpipes and access, and is fixed after a free survey.
How long does new guttering take to fit?
Most gutters-only jobs on a semi are done in a day, weather allowing.
Can you replace cast-iron gutters with uPVC?
Usually, yes. If your home is listed or in a conservation area, check with the council first, as there may be rules on materials.
Do you replace downpipes too?

Will new gutters stop my wall getting wet?
If the damp is caused by overflowing or leaking gutters, yes. We will tell you if we think something else is the cause.
