Finding the real cause of a leak
Water travels. A damp patch on a bedroom ceiling might start several feet away, at a cracked tile, a gap in the flashing around a chimney, a blocked valley or a gutter that overflows back under the tiles. We look at the roof and, where we can safely do so, the loft, then show you photos of what we find before quoting. That way you only pay to fix the problem, not to replace things that are fine.
Ridge re-pointing and dry ridge
Ridge tiles on many York homes are bedded in mortar, which cracks and washes out over time. Once it fails, ridge tiles can loosen and water gets in. We can rake out and re-bed or re-point the ridge in mortar, or replace the mortar with a dry-ridge system that is mechanically fixed and needs less maintenance. Ridge work starts from £549 with roof-ladder or tower access; scaffold, where needed, is priced on survey.
When a repair is not enough
If a roof has widespread slipping tiles, perished felt or repeated leaks in different places, patching becomes a false economy. We will tell you honestly if we think you are at that point and explain the options, including a full re-roof, so you can decide.
Gutters and roofline at the same time
Many roof edge problems are linked. Water overflowing a blocked gutter can soak the fascia and rafter ends, and a failed eaves felt can let water into the wall. If we spot a problem with your fascias and soffits or guttering while we are on the roof, we will point it out.
Chimneys and flashings
Chimneys are one of the most common sources of roof leaks in older York homes. Cracked mortar on the chimney stack, a failed lead flashing where the chimney meets the roof, or a damaged chimney pot can all let water in. Flashings that rely only on mortar fillets, rather than lead dressed into the brickwork, tend to crack over time. We check these areas carefully when tracing a leak, and explain whether a flashing repair, repointing or more extensive work is needed.
Questions about roof repairs
How much does a roof repair cost in York?
Small repairs such as replacing a few slipped or cracked tiles start from £169 with ladder or tower access. Larger repairs are priced after a look.
Is dry ridge better than mortar?
Dry-ridge systems are mechanically fixed and need less maintenance than mortar. Mortar suits some older roofs better. We will explain both.
Do you do emergency roof repairs?
Call us on 01904 922494 and we will tell you honestly how quickly we can get to you.
Can you match old roof tiles?
We try to source matching or close-matching tiles. Reclaimed tiles are sometimes the best match on older roofs.
Will my insurance cover storm damage?
Some home insurance policies cover sudden storm damage but not wear and tear. Take photos and check with your insurer.
